Where a tenant challenged an award against her in an unlawful detainer action regarding her possession of an apartment, there was no landlord-tenant relationship between the parties, so the one-month notice requirement was inapplicable, and the tenant was a wrongful possessor rather than a holdover tenant, so the landlord had standing to file her complaint, but the trial court erred in assessing costs against tenant.

Judgment is reversed and remanded.
